The land was rubber plantation, which was cut down few years back (slaughter)

What : 5 acre plot - 3 acre as purayidam (plain land) and 2 acre is nilam (cultivable, marshy land)
Price: Rs. 20000/ Cent (both the purayidam and nilam comes together in this whole price, no break up possible as per the owner)
Negotiable: yes, especially since it is unusual plot.
My view: Moderate good deal, the land price is dirt cheap so it is attraction, but the land is plain barren as weakness. Also the kara-nilam combination may seem a bit unattractive.
But I think parties interested in investing in property need not worry in it since these reasons make it economically very attractive (very cheap) . Plots similar with all attraction will be a minimum 3 times priced than this. Also it is excellent for NRIs planning to settle after retirement. Immediate resale may not be recommended, but long term a very YES.
